Tax Deed Auction Mistake #1
Don’t let the eagerness to utilize new information cloud your judgment. I have seen new investors show up at auctions we have attended for years, believing their knowledge would dazzle and bring them to new heights. Confidence is empowering, but over confidence and the wrong approach typically results in a negative outcome.
Case in point, a few years ago at a tax foreclosure “tax deed” sale, I bid on a property that I knew had a $90,000 lien because an investor was copy cat bidding. After running up the price on every property, this investor dropped out of the bidding. This resulted in his ownership of a $12,000 property with a $90,000 lien attached. While it is true that if you bid on a property and don't complete the transaction you may be barred from future auctions in that county, knowing your competitors and allies is the key.
NEVER BID BECAUSE SOMEONE ELSE IS In smaller counties senior investors will ignore you, but you will be noticed if acting negatively. Investors will typically have a rhythm if copycat bidding. The copycat may wait until you bid then bid once before dropping out or it may be three bids before dropping out. Don't let the other investors pick up on this. While it is not likely in larger counties with many bidders and properties, it can cost you.
When at tax foreclosure auctions we frequently track who bids, the amounts bid and who wins the properties. This is invaluable information for tracking your competitors game plan, it also allows you to see who the big players are and in which areas they like best.
There is a never ending line of new investors which fail due to lack of knowledge. With the right tools, approach and a little patience you can succeed where so many others have fallen.
