Some of the government agencies offer sales of real estate by competitive bidding while others offer a more traditional sale. By traditional you can expect to have a closing, realtor, title insurance and clear title to the property.

I provide no links to corporate entities which try to fast sell property without clear title. There are many companies which lead you to believe they are selling with clear title but many are not. Some of the largest real estate auction companies in the US purchases tax deeds and resell the property immediately without regard to title defects. They will require you to sign an affidavit stating that they are not responsible for defects of title and you are conveyed their interest in the property by corporate deed which excludes warranty of title.
