Every real estate investor starts from scratch. Some work with a real estate tutor or coach but most people enter into real estate investing without the experience and knowledge that can be gained from speaking with someone who has actually been there. A real estate tutor should be able to provide proof of successful transactions. Want some proof?

Proof From Public Records

Many of the people who contact me are uncertain of how to conduct a proper search of the public records in Florida and most are interested in purchasing tax deeds. It is for this reason I am offering to be your real estate tutor for tax deed investing.

Official Records Search

In the official records the true potential of a property comes to light. As your real estate tutor I can show you the proper research steps necessary to determine the equity an owner has in the property, if there are outstanding liens or judgments and determine which mortgages are unsatisfied. This information is quite straight forward; the thing that brings uncertainty is which of these items are superior and inferior. This is where a tutor, who has hands on experience, can greatly benefit you.

There are extreme differences between what is superior to a tax deed compared to other county auction property such as mortgage foreclosures and knowing the difference is very important to your success.

Land Records Query

With a query of the land records you will be able to determine comparable properties, view and print sales lists and plat maps, determine zoning, property features, find taxes owed, locate county assessed values, and easily find what a property previously sold for. All of these items together paint a very vivid picture of a properties potential. As your real estate tutor, I will be able to address potential risks within a given property as well as add insight into what to avoid and what to look for. I can also apprise you of property that is not worth persuing at auction and of those meeting the criteria for pre auction purchase. I conduct “opinion sessions” with many of my clients and they have found it to be very beneficial. Most of these clients want to purchase property in multiple counties and with the knowledge gained from the session it can be applied within the counties of interest.

Protocol

I am not an attorney and my opinion should not be viewed as legal advice or counsel. Always seek legal and professional services. The objective of this session is to:

  • Research property with you one-on-one showing you the steps I take in performing due diligence for tax deed property


  • Assist in your understanding of the opportunities within a prospective property


  • Familiarize you with the county offices, location and retrieval of information and data


  • Offer my opinion of superiority of liens within a given set of parameters


  • Determine if this investment arena is right for your goals and objectives


  • Answer those questions that every investor has.

These sessions are billed at one hour or any part thereof. The price per hour is $125.00 and one hour prepayment is required.

The TO DO List
Upon receipt and confirmation of payment an email will be sent to you asking for confirmation of day and time and a contract for service will be sent. If you would like to review my contract for service it can be seen here. Once a day and time have been arranged and your contract has been signed and faxed back to me, a list of county websites will be sent to you.

It is your responsibility to make sure you can access these sites. All sites are free for use but may require a download of software for their functionality. The most common problem is that the Interactive Map Viewer, which is used in most counties, can not be viewed. I also ask that our time be undisturbed as disruption causes lost details. If you have specific questions I recommend writing them down, I will address as many as time allows at the end of our session.
