Real Estate Gurus
Feel This

THIS IS THE REASON THIS SIGHT EXISTS

As my site grows and spreads I hope the Real Estate Gurus feel it. I now have pages ranked on Google that are higher than yours. Your sales should be dropping if they are not I will post more pages.

Yes I have ads on this site and yes I do sell my ebooks but my purpose is not to dupe people into paying for upsell products, books, seminars, weekend trips-I don't have the time or inclination. In the past, I posted ads on ebay warning of the risks of buying tax deeds/certificates, which most land posted on ebay are-but it was in vain. At the same time my ad was running a tax certificate with the face value of $65 having interest of 18% per year sold for $1800 + $199 to transfer. The certificate was against a nice home and the certificate was issued for non payment of part of the current years taxes. The case was simple enough, the property owners had shorted the tax collector $65.00 and a certificate was auctioned at the annual sale. Two months after the ebayer paid $2000 the owners redeemed the certificate and the ebayer got the face amount of certificate ($65) plus 5%, minimum interest carried on certificate, ($3.25). FYI-In most counties the cost to transfer a tax certificate is $15.00 and is paid to the tax collector.

The Last Straw
In 2008 I was approached by a young woman who upon the death of her father received a small inheritance. The woman, her two minor siblings and grandmother were the only inheritors and decendents. Before the passing of their father he asked that the inheritance be used to enrich their lives and as this young woman recalls, he had always preached on real estate and how having the right knowledge could change everything. Their father was a construction supervisor for a company in North Florida.

The woman being both young and trusting fell through the real estate gurus trap door of easy money and flashy ads. After the initial free book download it lead her down a path of seminars and increasing pressure to spend. After nearly $16,000 spent she attended an auction and purchased 3 tax deeds. One of the three properties had code enforcement liens which far exceeded the value of the property.

Be Dazzled By Real Estate Gurus

This woman had attended a threee day weekend seminar, after her father's passing, where she met her personal mentor. The mentor was referred by the operators of the seminar and was to charge an hourly rate plus percentage of purchase price. After the tax deeds were purchased and the woman forked over the dough to the mentor she received notice from the county and became aware of the severity of the liens. In her estimation liens exceeded value of property by about 200%. Now the mentor wants her to ramp up her efforts and move to the next level and become a Gold Member of their seminar/mentor/ebook program which will make her additional streams of revenue. She will write ebooks which they will promote, gain the knowledge to be a phone coach, have access to their multiproperty investor deals and receive discounted coaching/webinars/mentor hours. The ways in which to part a new investor from their cash are endless. Don't become a victim, never rely on a single source for your information.
