Georgia Auctions: Foreclosures and Tax Sales
When necessary, auctions are held on the first Tuesday of every month at 10:00am at the local courthouse in every county. Foreclosure auctions are conducted by the bank attorney or foreclosing entity. When the auction is for a tax deed the auction is conducted by the Tax Commissioner in the county of which the property resides.
Prior to auctioning of a tax deed or foreclosure a legal notice must be advertised in a newspaper of general circulation in the county. There is however a single source for locating All Georgia Legal Notices. You can query this free database by type of legal notice you are looking for such as Georgia Tax Sales, Georgia Foreclosures, Georgia Marshal’s Sales, Forfeitures/Seizures and Foreclosures and specify which counties. The best part is that database access is free, so much for the secret auction lists.

The legal notice will disclose: auction date/time, who the
property is assessed to, property legal description, tax amount owed and year outstanding.
Property records searches and mapping of properties can be conducted at the Tax Assessors office or from their websites. There is also a single free source for locatingall Assessors websites in Georgia.
When conducting a property records search it reveals owners of record and their address, property value, site address, zoning, property features, etc. A handy little database of all of the deed transactions in the state of Georgia can be found here which provides a great source for title researching. The bad thing is that the database started 1/1/1999 so for many counties you will need to actually go to the Clerk’s office in the county which the property resides and view the records. The other negative is, though this is a gov site, there is a charge for access.
