Select Accept, search Records by Document Type, type LP into the Document type box, then OK, select start date of 02/05/2009 end date of 02/10/2009, select Search Records.

603 Lis Pendens were recorded for the given dates.

No.1. on the returned list, click the First Direct Name and view the Lis Pendens for this case. Write down the name of Plaintiff, Defendant, legal description of property.

Return to search page and search records by name: last, first of Defendant. Begin date of 01/01/1981- end date of 02/10/2009. Note: Many times individuals will not use their complete legal name when applying for a mortgage or conveying a property. It would be in your best interest to also seek out derivatives of a name. Example, search on Kim instead of Kimberly for a first name so that all derivatives of the first name starting with Kim will be returned, I also conduct the search without middle initials.

As you make your way through the documents, you are matching mortgages with satisfactions, making sure the Borrower is the correct person and the property legal description is the one you are researching. Run the query for each Defendant named.

What did you find?
8 returned documents on husband, 4 on wife. I found a first and second mortgage and lien which aren't satisfied.

So now it's off to the Property Appraiser's Website to locate: a property map, property value, sales data, current address of owner, aerial view, property features.

select"Property Search", "Accept", search records by "Owner Name", enter name of first named Defendant on the Lis Pendens or serch by subdivision name and look for lot and blk match.

This property is a bust, mortgages and liens far exceed value of property but there are 602 other properties in this same 5 day span.

As you can see the process is nearly identical in Broward and Brevard counties. The two example properties we have researched (one on prior page, link below) constitutes a very small amount of information. There are a countless number of FloridaPreForeclosures available, we have only looked through a 5 day window.

There are countless scenarios you will encounter when searching the official records. There is no possible way to cover all possible title search results, but the two highlighted properties should give you a start in the right direction.
