In a typical small land transaction the investor or purchaser has to fund the property with cash in hand. Many banks and lenders will not finance vacant land unless rolled into a construction loan. If you are able to locate financing you can expect an appraisal, prequalification and loan approval, this takes time. $10,000 purchase. $2,000 down. Payments of $54.27 per
month plus additional $30.00 per month set aside for taxes
(approximate). Sell and assign your exclusive agreement and
profit the difference. The person you assigned the agreement to will complete the requirements of the agreement and own the property with warranty deed and can obtain title insurance. If you or your assignee wishes to payoff the agreement, no problem. The monthly payment schedule amounts do not include the annual real estate taxes.
