These agencies list their properties through approved real estate agents, with the exception of USDA, and the purchases are traditional.
By traditional, it can be expected to have Realtors, a closing, title insurance and the norm of what to expect with buying any home. There are numerous federal agencies not listed on this page which acquire and sell real estate, they are conducting auctions and will be presented in another page. Fannie Mae, Freddie Mac and Sallie Mae are not federal agencies but do conduct sales of property in a traditional manner therefore they are included here.
In most cases the property can be purchased for far less than asking price. We have acquired properties for 40% less than asking price from HUD and VA and we typically find that one out of fifteen offers is accepted. We also contract with a local Realtor who presents these offers and is an invaluable part of our purchasing team. The seller typically pays Realtor commissions so we utilize the Realtor for acquiring property and sell the property ourselves. The exception, if a property is commercial then it really pays to sell through a Realtor who will advertise.
One such place for locating and placing ads for commercial property is loopnet.com which has an extensive number of properties across the country listed for sale. I typically use this site for locating comp property for sale when I own or am conducting research on a commercial property. It always pays to know what people are asking for their property in relation to the sales data collected from the county.
FEDERAL GOV SALES BY HUD (U.S. Department of Housing and Urban Development)
HUD requires that an offer to purchase be made through an approved Realtor, which most are. The HUD listings will pertain to owner occupant and investor offers. Properties are made available to owner occupants exclusively for the first 10 days and the lists are updated every Friday. If no offer is received, after the initial 10 days the property will be made available to investors.
Within the listings you will find a "Condition Report" which will disclose the overall condition of the property and offer additional property photos. There are properties available in every state. There is a wealth of information on every aspect of home buying from their agency. It all starts with searching the listings.
Properties come into the agencies possession by default on a FHA insured mortgage. A homeowner had defaulted on their mortgage, the property was foreclosed and no bid equal to or higher than the amount owed was received at auction. Or, the mortgage holder signed the property over to the lender "Deed in Lieu of Foreclosure".
Properties bought through HUD are eligible for financing and loan programs which include repairs and purchase as a single loan. Which is a nice option for many becuase typically there would be 2 loans one for purchase and one for repairs, which adds cost and time.

FEDERAL GOV SALES BY VA (U.S. Department of Vetrans Affairs)
Properties owned by VA have previuosly been foreclosed and are offered for sale through local realtors who contract with CountryWide Home Loans. Countrywide Home Loans is VA's service provider for selling of the property. The same holds true for VA as with HUD, find a property call a Realtor. Properties found include multifamily, single family, condos, town houses, mobile homes.
Here's a home which was foreclosed by HUD, we purchased for $34,000 sold for $58,000 with only cosmetic work needed.

FEDERAL GOV SALES BY USDA (United States Department of Agriculture)
Their site lists both property owned and pending foreclosure sales which can be searched by state, county, price. I will be providing a tutorial on foreclosure auction property buying in a later page.
With each listing there will be a contact link for the nearest service center office where you can obtain additional information. Fannie Mae Sales
Fannie Mae acquires property from foreclosure of Fannie Mae backed loans and are offered for sale by a local Realtor. Fannie Mae does offer financing through approved lenders.
Many homes offered for sale by Fannie Mae qualify for a 6 month free home warranty which provides coverage to repair or replace major systems and appliances

Sallie Mae Sales Properties are presented by GRP Financial which services and purchases mortgages for Sallie Mae. GRP is owned in part by Sallie Mae. They have in the past supported online search of their properties but at the current time, lists are only available through contact. Property types include: national commercial and residential properties.
