Years of Florida real estate investing has given me insights into the intricacies of this investment. The instructions, tips, and strategies I have shared will shed light on many of the over-exaggerations commonly relied upon by new investors, who later find their education to be lacking.





The step by step tutorials I provide have been proven over time to produce positive results and are currently used by myself, my family and my clients.

While you won’t find the elusive secret of how to “make a million dollars in 3 days,” you will find a clear and honest guide for investing in many real estate arenas. You should always have the opportunity to decide if an investment is right for you before you invest. The only way to do this is to know the true rewards, risks, outcomes and opportunities within a given investment type. Not having the truth can cost you your dream.

As a Florida native and second generation investor, I have acquired the skills to help others get started in this lucrative venture. My goal is to give you the tools to become a confident and informed investor. While much of the information may pertain to many states, I chose to focus on Florida. This allows me to provide you with specific details.

Tax lien, tax deed, foreclosure and title research processes vary widely by state. Attempting to provide a national perspective would dilute the content. While many books, tapes and systems offer little direction due to the desire to offer a national perspective, I have chosen to do the opposite. I offer you a huge content base on a state perspective and have done so for free. You must give in order to receive. It is my belief that to get the most from any source it needs to include the rewards and the risks while being presented in a format that can be duplicated. It is my intent to present the information without hype, dilution or exaggeration, giving you the best opportunity to see if the investment is right for you.

My family has a long history in purchasing and selling distressed properties in Florida. By using resources that are available to the public, we have located and obtained property titles in Florida from a variety of sources, such as bankruptcy, foreclosure, escheated property, tax sales, tax deed, list of lands, lender auctions, county held certificates, distressed owners, investor networking, bank sales and government sales, and have done so consistently since 1981 with a combined expertise spanning 40 years.

In 1992 I purchased my first investment property, shortly after hurricane Andrew and in the year following that devastating hurricane my family acquired 30 homes in South Miami and Homestead. All of these homes were sold or rented. Since that time, my family and I have engaged in many other businesses but the one business that we rely on long term has been real estate investing. By investing in real estate we have been able to own many other businesses which have come and gone. We have owned: A landscape business, a chain of florists, 3rd largest ceramics shop in Florida, a non profit, a document drafting service, a lawn spray and pest control business, a clothing and textiles export business, land clearing service, a real estate investor information and consulting business.

In 2001 we again redefined our goals and started investigating tax certificates to supplement the foreclosure properties and by our contacts, friends and associates we were able to ascertain the information necessary. As a result of this investigation, research and investment we were able to obtain tax deeds. Through the process of obtaining tax deeds we quickly found the necessity in conducting our own quiet title actions. So, through a month long research, fact finding expedition at a legal library and by asking aspiring attorneys for input as they filed through, I was able to locate the information necessary. Since then I have drafted hundreds of quiet title actions, some clearing title to as many as 15 properties on a single action. Representing ourselves in a single quiet title action encompassing 15 properties saved us an estimated $20,000.00.

In conjunction with our other interests I have authored, 18% Profit Your Guide to Florida Tax Certificates. I also currently own Draft-It-Right LLC and offer a consultative service for tax deed purchasers in my local area to assist them with due diligence, title research, property analysis, and quiet title actions.
